In either event, there are housing benefits available for military personnel stationed stateside or deployed that can save, if not entirely eliminate, outof-pocket living expenses in many cases. But the question that many new recruits and their families will ask is: “Is military housing free?”

The answer isn’t necessarily a yes or no it depends on a variety of things such as rank, location, whether you’re accompanied by family and whether you live on or off base. This article will explore military housing options, costs, allowances and what exactly “free” means within the military housing universe.

Exploring Military Housing Options

Typically military members have two different housing choices:

  • Life in Military Housing (On-Base or Government-Owned)
  • Living in non-military housing (off-base or private housing)

These alternatives are meant to guarantee service members and their families have safe, affordable and good housing conditions.

On-Base Housing: Is It Free?

Government-owned housing: Military housing on bases. In addition, living on base often seems “free,” since it’s not like you pay monthly rent or utilities directly. It’s not completely free, however, in the strictest sense.

Here’s how it works:

  • If you live on base, the military takes your Basic Allowance for Housing (BAH) to offset the costs of your housing.
  • If you’re in government-owned housing, you won’t see rent payment or utility bill the military takes care of those things itself using your BAH directly.
  • In most situations, your full BAH gets used so while you aren’t out-of-pocket, you’re still technically “paying” for housing through your benefits.

So even though there is no rent bill as such, you are helping pay for your housing through your entitlements.

Off-Base Housing and BAH

If you opt to live off base in civilian housing, your Basic Allowance for Housing (BAH) comes directly to you in your paycheck. It is a monthly, tax-free allowance designed to help pay for housing costs.

Here’s how it works:

  • How much BAH you earn varies based on your rank, dependents, and geographical duty station.
  • You can determine where you live and how much you pay in rent.
  • Find somewhere cheaper than your BAH, you get to pocket the difference.
  • If your rent is greater than your BAH, you’ll need to cover the difference yourself.

In this model, housing isn’t exactly free, either but while the BAH isn’t a housing subsidy per se, it sure makes housing a lot cheaper and more adaptable.

What Does BAH Cover?

BAH is designed to cover:

  • Monthly Rent
  • Electricity, water, heating (utilities)
  • Renters Insurance (optional but encouraged)

However, it doesn’t cover:

  • Furniture
  • Internet or cable
  • Cleaning services

The purpose is to pay service members a fair market value for what it would cost to live at their duty location, allowing them to afford comparable civilian housing in the same area.

International shelter: There’s a little other setup

That is when service members are not stationed at BAH. Rather, they might be given the Overseas Housing Allowance (OHA) and Utility Allowance, which act much like BAH but are calibrated by local foreign housing markets.

In some overseas sites, particularly remote or hardship sites, military families must live in base housing for security or logistical reasons.

Single Service Members Military Housing

So for many junior enlisted personnel, housingis, in fact, free in a more literal sense. As they get promoted or get married, they usually become eligible for BAH (Basic Allowance for Housing) and the opportunity to live off base.

  • Tight-knit military community
  • No rent/utilities to manage
  • Generally good security

On-Base Housing Cons:

  • Less privacy
  • May be less updated than civilian houses

Off-Base Housing Pros:

  • More privacy and independence
  • Being flexible with where you live and what type of home you buy
  • Can save money if you live below your BAH

Off-Base Housing Cons:

  • Commute to base
  • Need to take care of rent, utilities, and upkeep
  • Costs if rent is higher than BAH (out-of-pocket)
