A VA jumbo loan is the version of your benefit nobody briefs you on: the same $0 down, no mortgage insurance VA loan you earned, applied to a home priced above the conforming baseline, which for 2026 means above $832,750 in most counties. For veterans with full entitlement, the headline is one sentence long: there is no VA loan limit, and $0 down works at any price your income supports. A $900,000 purchase with nothing down is a normal file in this office.

The Basics

What Is a VA Jumbo Loan?

A VA jumbo loan is simply a VA loan whose amount exceeds the conforming loan limit for the county, $832,750 baseline in 2026. It is not a separate program with separate rules from the VA's side: same guaranty, same no-mortgage-insurance structure, same occupancy and appraisal framework. What changes is lender-side: pricing tiers, reserve expectations, and underwriting attention scale with the loan size.

The term matters mostly as a shopping label, because many lenders who happily quote standard VA loans cannot or will not write them at jumbo size, and almost none will build one. We do both.

Among our licensed states, the high-cost ceiling means markets like coastal and metro California, the Washington DC suburbs of Maryland, and Monroe County in the Florida Keys. Texas, Tennessee, and most of the rest run at the baseline. The rule that makes those numbers almost irrelevant for most readers: since the Blue Water Navy Vietnam Veterans Act took effect January 1, 2020, veterans with full entitlement have no VA loan limit at all. County limits only enter the math when entitlement is partially tied up elsewhere.

Why It Works

The Guaranty Scales With the Loan

With full entitlement, the VA guarantees 25 percent of whatever you borrow, at any size, and that guaranty is what lets us lend $0 down at prices that would demand $150,000 or more down on a conventional jumbo.

Your ceiling becomes your income, your debts, and your residual income under the VA's normal framework, not a program number. The practical limit is lender appetite, and ours runs well above the baseline. Bring us the price point and we will tell you same day whether the file supports it.


Reduced Entitlement

Remaining Entitlement: The Real Math, Worked

This is where the old articles, including the one this page replaces, get veterans hurt, so here is the 2026 math done correctly.

The Guaranty Cap

When an active VA loan ties up part of your entitlement, the new loan's guaranty is capped at 25 percent of your county's loan limit minus the entitlement in use.

The Down Payment Rule

Your $0 down ceiling is four times the remaining entitlement. Above that ceiling, your down payment is 25 percent of the amount over the ceiling, not 25 percent of the price.

Worked example, 2026 baseline county. You keep your first home as a rental; its VA loan used $75,000 of entitlement.

Expect a reserve expectation on jumbo files, commonly several months of the full housing payment in liquid or near-liquid assets, scaling with loan size. This is the requirement that surprises jumbo first-timers, so plan for it before house shopping, not after.

High-value homes mean thinner comparable sales, which makes the appraisal the most common friction point on jumbo files. When a value comes in light, the VA's Reconsideration of Value process lets us submit overlooked comps, and we use it whenever the data supports the challenge.

The Funding Fee at Jumbo Size (and the 10 Percent Trick)

The one-time VA funding fee is financeable into the loan. At jumbo size the fee is real money, which makes the exemption worth five figures to rated veterans:

The Fee Drops With a Down Payment

Put 5 percent down and first use drops to 1.5 percent; put 10 percent down and it falls to 1.25 percent. On a $1,000,000 purchase, a veteran choosing 10 percent down pays $11,250 in funding fee instead of $21,500.

The Math That Does Not Expire

Small Rate Differences Are Real Money at Jumbo Size

On a $1,000,000 30-year loan, every 0.25 percent changes the monthly principal and interest by roughly $155 to $170, across a wide range of starting rates. That is close to $2,000 a year and about $60,000 over the full term, which is why comparing written quotes on the same day matters more here than at standard loan sizes.
